ISLAMABAD, (APP - UrduPoint / Pakistan Point News - 5th May, 2026) Pakistan Housing Authority Foundation (PHAF), in collaboration with the Government of Khyber Pakhtunkhwa, has advanced its flagship development project, PHAF Residencia Peshawar, into the implementation phase.

Currently, around 885 housing units are under construction, work on the main boulevard is underway, and the police station is nearing completion, with approximately 80% of the work finished.

In this context, the approved 10-kilometre dual carriageway from Kohat Road along the Zangali Canal up to the project site holds critical importance.

Although the project was approved and awarded nearly three years ago, substantial progress has yet to be achieved. The timely execution of this corridor requires focused attention from the provincial government, as it serves as the lifeline not only for PHAF Residencia but also for the broader Peshawar Valley development scheme.

The completion of this corridor will facilitate planned urban expansion, help preserve the heritage and character of the old city of Peshawar, and improve connectivity with southern districts through the D.I. Khan Expressway, which passes through the same region.

The project comprises approximately 7,786 housing units and 5,632 apartments, along with a dedicated commercial component expected to attract investment and stimulate economic activity. Over time, the area is envisioned to evolve into a vibrant residential and commercial hub.

Originally conceived by the provincial government in 2019, the project experienced delays due to land-related issues. However, through coordinated efforts, PHAF, in collaboration with the provincial government, successfully reached a consensus with local stakeholders in February 2023. This development resolved longstanding disputes and ensured land availability for construction.

Subsequently, detailed surveys and planning were carried out by NESPAK, the PC-I was prepared, and construction contracts were awarded.

Strategically located along a key future urban growth corridor and in close proximity to the proposed Peshawar Valley development, the project is designed to guide the city’s expansion in a planned and sustainable manner.

This approach is essential to prevent uncontrolled and unregulated growth, which often results in unplanned settlements and increased pressure on infrastructure.

In an interveiw with APP, Managing Director and Chief Executive Officer (CEO) of Pakistan Housing Authority Foundation (PHAF), Muhammad Shahid Hussain stated that PHAF Residencia Peshawar is a major planned housing initiative in Surizai, aimed at promoting organized urban development and addressing the growing demand for housing.

He emphasized that the project is not merely a housing scheme but a strategic urban development intervention, the success of which depends heavily on coordinated infrastructure development and timely support from the provincial government.

He further informed that PHAF is preparing to launch the second phase, under which construction activities for an additional 800 housing units are planned to commence by September 2026. This will further accelerate development and enhance the overall impact of the scheme.

He also indicated that the Government of Khyber Pakhtunkhwa is currently planning the development of a new Peshawar airport.

There is a strong likelihood that this project will be undertaken in the vicinity of the project area, which would significantly enhance the value, accessibility, and overall feasibility of PHAF Residencia Peshawar, further strengthening its position as a future urban hub.
